Best (Builder) Practices
This module is meant to be both a training manual and a useful reference for Project Managers, Superintendents, and Estimators. The intention of this module is to share Best Practices and Lessons Learned with all employees in order to quickly reduce the learning curve and mitigate risk on all projects.
Project Managers should use this information as a reference guide while finalizing scopes of work and prior to awarding subcontracts. Superintendents should use this information as a supplement to the KAST Corporate Quality Management Program. There will always be a contrast between Value Engineering and the information contained in this document. We need to communicate the benefits to the Owner of following the methods included herein as well as communicate the risks associated with Value Engineering. It is critical that all Value Engineering gets incorporated into the Contract Documents as quickly as reasonably possible.
This is a living document that will be continually updated. All employees are encouraged to share their lessons learned so we can collaborate between all departments and share this valuable knowledge.
It is KAST policy that we use a Building Envelope Consultant on all projects, which are typically hired by the Owner. If the Owner does not plan on hiring one, please discuss with the Project Executive. KAST utilizes Procore to perform internal Quality Assurance/Control measures. These include Quality Assurance coordination meetings as well as Quality Control inspections. Procore is also utilized to develop, track, and issue out completion lists and punch lists as part of the KAST unit delivery process. KAST also employs a 3rd party Quality Assurance/Control company that will perform plan review (on select projects) and during construction field observations & inspections. The Quality Control Director and the Director of Technical Services will assist the Project Manager in getting the 3rd party QA/QC company hired, and deploying use of Procore on KAST projects.
