CABINETS – SCOPE ITEMS

 

  1. Buy specific duration for samples and shop drawings.
  2. Verify when owner/buyer selections are required for each unit in order to meet the schedule.
  3. Who furnishes under cabinet lighting? Where is transformer located and what size is it?  What size valence is needed? Is an outlet required or whip?
  4. If buying countertops that are fabricated overseas, buy tops from cabinet subcontractor, if budget does not permit, ensure that cabinet subcontractor holds the sink centerline dimensions indicated on their shop drawings.
  5. Are cabinets coming from overseas?  If so, allow time for customs and factory shut downs in Italy and China.  Buy offsite storage if required.  
  6. Field measure at framing if schedule permits.  If not, require framing/drywall subcontractor to hold dimensions shown on cabinet shop drawings.  Include filler space in cabinet design to allow for minor field adjustment.
  7. Can doors be field installed with hardware to minimize damage?
  8. Order spare parts for use during punch out.
  9. Verify if soft close doors and/or drawer hinges will be used.
  10. If spec on drawers does not exist, buy Metabox drawer system with partial extension, epoxy coated drawer glides.  If wood drawers, provide dovetail joint.
  11. Verify depth of upper cabinets.  Kitchen base cabinets are typically 24” deep, plus 5/8” to ¾” for the door.  Vanity cabinets are typically 21” deep plus the door.
  12. Verify specs and finish on hardware, including hinges and drawer slides.
    1. Owners typically want this coordinated with plumbing trim, light fixtures, bath accessories, toilet flush handle, shower enclosure hardware, etc.  Be sure to verify all prior to ordering.
  13. Typically schedules require installation of cabinets prior to permanent AC, address this situation with subcontractor.
  14. Buy deliveries by floor.
  15. Caulking of cabinets to adjacent surfaces by cabinet subcontractor, caulk color to match cabinet color.
  16. If appliances have panels, verify if by cabinet sub or appliance sub.  Typically by cabinet sub.
  17. Verify if laundry cabinets are required.
    1. How many shelves are in linen cabinets?
  18. Locate finished panels or end panels (e.g. if dishwasher does not have base cabinet on both sides, adjacent to refrigerator?), coordinate with drywall knee wall partitions
  19. Are removable base cabinets required to comply with FHA?
    1. Clear floor space requirement is 36” x 48”
    2. Identify Spec A vs Spec B bathrooms and usable powder rooms.
    3. If non-removable base cabinet is provided, 24” to centerline of faucet is required.
  20. Payment terms shall be in accordance with KAST standard subcontract agreement.  Payment for deposits or offsite stored material (and retainage reduction) is subject to Owner, Lender and Contractor approval.
CABINETS – FIELD & QC ITEMS

 

  1. Coordinate cabinet lighting requirements with Electrician.
  2. Check that cabinets are coordinated for the specified appliances.
  3. Verify all soffit lighting, sprinkler heads, and ceiling lighting do not interfere with door swings.
  4. Obtain all backing information with cabinet shop drawings.
  5. Are cabinet legs adjustable?  Coordinate toe kicks with flooring material.
  6. Will flooring be installed beneath cabinets?  Coordinate with Owner/Architect.  Verify impact to finished height of cabinets from finished floor.
  7. Verify compliance with FHA requirements.  Engage FHA consultant for shop drawing review and field observations.
    1. FHA requires 34” finished height to top of vanity countertop or sink, whichever is greater.
    2. Verify 36” x 48” clear floor space is provided at sink base cabinets, if not, removable base cabinet is needed.
  8. Verify that all soffit lighting, sprinkler heads, and ceiling lighting do not interfere with cabinet door swings.
TRIM – SCOPE ITEMS

 

  1. Verify the dimension that all base will be installed off the floor.  Verify flooring assembly thickness and check to see if budget includes shoe mold?
  2. All joints to be mitered, no butt joints.
  3. Verify if base is to be installed in closets.
  4. Verify casing size, and identify areas of concern where it may not fit, or where it will be in conflict with cabinets or other elements, keep tolerances in mind.  This is typically an issue that Architects and Owners fail to address until installation begins.
  5. Verify if trim is to be stain grade or paint grade, and buy species of material in accordance with desired finish.
  6. Review crown molding locations and coordinate with AC grilles, fire sprinklers, lighting, etc.
