Subcontractor Permit Costs

Subcontractor permit costs are usually excluded, and that is not an issue for most subcontractors since it's a nominal fee (under $100). Some municipalities charge sub-permits as a % of the overall value of work on top of the master building permit. Please refer to the permit spreadsheet for the city location.

Subcontractor permits are not explicitly indicated as included elsewhere in this document.

We should be adding where sub-permit costs are included so it's apparent under the division line item (Fire Alarm, Fire Sprinkler)

Typical Sub Permits:

  • Demo, irrigation, construction trailer, plumbing, pool, electrical, low voltage, fire alarm, roofing, trash chute, kitchen exhaust hood, mechanical, fire sprinkler, signage
  • Submit shop drawings for PT, rebar, shoring, structural steel, misc metals, windows, roofing

The lead estimators are going to be the authority on sub-permits on the projects they are handling. This is how it should be handled:

Step 1 – OPS will support estimating by checking with the building department, and the lead estimator will check with some key subs who may have experience or be willing to investigate for us.

Step 2 – Check the permitting folder found here, "Y:\Shared\Precon\Forms\Permitting," and/or ask the permit expeditor familiar with the AHJ to give us a second opinion

Step 3—If any non-customary (fire sprinkler, fire alarm, pool) permits are required, RFI the owner to confirm they will pay for them.

Step 4—If the owner does not want to pay permit fees, ask the subs to identify their permit costs, compare them to each other to see if any of the subs seemed to miss them, and add a plug to their number.

  1. Permit costs go up when we permit individual buildings. We would need to make the permitting process clear to the subs as well. Could phasing a building have a similar effect?
