Item Phasing Cheatsheet

31-3100 – Trim  

Any fixtures (Sinks, faucets, shower trim, hose bibs, etc…) and items to hook up those fixtures.  Backflow Preventers, Pressure Reducing Valves, and other large water valves in the mechanical room. 

  • Lav, Closet, Icemaker, or Dishwasher (LSUPCD30, LSUPCC12, CSUP12, IMSUP72, etc…) 

  • Supply Stops (ASTOP, SSTOP, DSTOP) 

  • Escutcheons (ESCCTSD, ESCTUBJ, etc…) 

  • Water Heater Hookup (WHSTRAP50, EXPTANK5, etc…) 

  • Tubular PVC or Chrome Fittings (TUBPPTRAPJ, TUBCEOWJ17, etc…) 

  • Backflows / PRVS (BFP009H, PRVK, DCVF, etc…) 

  • Trap Primers (TRAPPRIMERD)

41-4100 – Waste and Vent Below  

PVC or Cast Iron pipe, fittings, and IPS hangers for the waste (sewer, sink drains, floor drains, etc…) and venting underneath the slab.  Mostly the same materials as the rain drain phases and the waste and vent above phases.  First phase of the project typically. 

  • PVC Pipe (PVCPJ, etc…) 

  • PVC Fittings (PVCLS90O, PVCCFOM, PP40FFBKF, etc…) 

  • Certain IPS Hangers (ATRC, LOOPHGO, etc…) 

  • Glue / Primer (cleaner) (AIA)

  • Cast Iron No Hub Fittings (CINH45M, CINHTOM, etc…) 

43-4300 – Rain Drain Below  

PVC or Cast Iron pipe, fittings, and IPS hangers to allow for rain to go into the sewer under the slab.

51-5100 – Waste and Vent Above  

PVC or Cast Iron pipe, fittings, and IPS hangers for the waste and vent system in the standing building that will connect to the previously installed waste and vent below slab system. 

  • See 41-4100 Materials 

  • IPS Hangers (STRUTTGR, STRUTCGO, CLEVISHK, JHOOKM, etc..) 

  • Closet Flanges (Toilet flanges to set toilets on and connect to waste system) (PVCCFOM) 

53-5300 – Rain Drain Above  

PVC or Cast Iron pipe, fittings, and IPS hangers for the rain drains from the roof down to the rain drain below slab system or to downspout adapters to drain rain water.

  • Downspout adapters (Nonstock item, we might have a couple laying around) 

55-5500 – Condensate 

Small sized PVC pipe or vinyl tubing and fittings to route condensate from furnaces, humidifiers, etc.. and into the waste and vent above system. 

  • Pressure PVC Fittings (PP4090H, etc…) 

61-6100 – Domestic Water  

Copper and Pex (Uponor most typically, sometimes Zurn or very rarely Rehau) pipe, fittings, and CTS hangers used to route cold and hot water from the water main to the fixtures in the house.  Water piping done below slab cannot have any joints and is done with long coils of pex pipe with conduit elbows to help with tight corners.

  • Copper Fittings (CFAH, CTJIF, DUF, etc..)

71-7100 – Gas Piping 

Black Iron, Wardflex (flexible yellow corrugated stainless steel tubing), and PE (yellow polyethylene for gas piping underground) pipe and fittings used to supply gas powered appliances including stoves, fireplaces, gas powered water heaters / boilers in the building. 

  • Black Iron Pipe (BIPD, etc..)

72-7200 – Radon Piping  

Black Perforated pipe laid under the slab or in the crawlspace that radon gas will soak into and is then routed with PVC fittings and pipe up through the roof to escape into the atmosphere. 

  • Radon Perf Pipe (RADONPM, RADONPO) 

  • PVC Pipe (PVCPM, PVCPO, etc..) 

  • PVC Fittings (PVCLS90O, PVCCOUPM, etc) 

 

99-5000 – General Conditions (residential/heating only typically)  

Screws, bolts, and other hardware.  Consumable Materials like glue or solder to make connections in the waste and vent, domestic water, or gas piping systems.  Test materials to make sure the system holds AIA typically puts these materials in the same phase as the associate materials (PVC fittings take glue / primer for example) 

  • Hardware (Typically a generic item is costed here instead of the exact size) (NUT, BOLT, WASHER, etc..) 

  • Glue/Primer for PVC Fittings 

  • Solder / Flux / Brushes for Copper 

  • Putty, Caulk 

  • Thread Tape, Pipe Dope 

99-4200 – Firecaulking  

Fire caulk, firestopping collars, and other firestopping items put in walls between units to help prevent the spread of fire in multi-unit buildings. 

  • Firecaulk (sort of a nonstock item) 

  • Firestopping Collars (FSCOLLARO, etc…) 

99-9500 – Warranty  

Any materials used to fix a warranty issue. 

99-9900 – Contract Extra (residential only typically)  

Any materials used to perform work outside of the original scope of work.
