Coordination Budgeting and Estimating

  • 3D Coordination is not appropriate for every project at KAST.  Below are the guidelines for determining if 3D Coordination is a good fit.
    • #/Floors >10-12 
      • A project with 42 floors total, but typical L03-42 could require less intensive coordination than a project with 8 unique floors.
    • Total Price > $40-50M
      • Total Project Budget can be misleading.  Smaller projects could have a very intensive MEP requirement (science centers, data centers, central energy plants, etc.)
    • Garden Style Apartments, "Wraps", smaller municipal projects, etc. are case-by-case basis
    • warehouse projects, Office Renovations, "shell" buildings, etc. are typically NOT good candidates for 3D Coordination

  • Since starting the KAST BIM Department in 2016, we have accumulated several years and many projects worth of data by which we can determine ROM durations & pricing for 3D coordination.
    • The standard ROM is 1 Day/Week from NTP to Topout of Structure, per tower or building, at $1,500/week
      • If the project is multiple-tower, or multi-building, and both are going up simultaneously, you will need to assume 2 days/week
    • The preferred process, however, is to contact the VDC department and request an accurate evaluation of the project and proposed Coordination Schedule & Budget
    • The average duration per floor for coordination is 6 weeks
    • The above all presumes:
      • a "coordinatable design" where RFIs and design coordination issues are minimal
      • competent subcontractors capable of meeting the requirements of the project
  • KAST costs are historically nearly the same amount on 2D jobs
    • This is applicable when the Strategic Services Department manages the 2D coordination.
    • When Project Teams manage their 2D coordination, without assistance, the cost is often less
  • 3D Mockups typically cost approximately $1k/ea
    • Sometimes they are less (~$750), but for budgeting purposes $1k is “safe”
  • While not "VDC" or "coordination" tasks, drone flights are typically $1,500/ea
    • Request those services via the Drone and Logistics Request Form
    • Costs for the logistics services are widely variable, and no data is currently available for ROM purposes
      • Given the $1,500/day/week rate above, teams should determine the length of time they expect to require these services and budget accordingly
