WHAT IS QUALITY CONTROL

Expectations

More than a series of check boxes, or checklists of items to review, QC is a mindset that incorporates a multitude of tasks, and procedures. Below are some of the items that are considered a part of the QC mindset at Brinkmann.

Check Set & Prime Contract Review

  • The foundation of all Quality Control is derived from knowing the Drawings, Specs, and Contracts.

  • Every team member should know what our obligations are within the Prime Contract, and the trade partner agreements

  • Every team member is reqired to perform a Check set review of Project Documents

 

 

 

Buyout 

  • Buy Plans and Specifications
  • Ensure adequate manpower for schedule/phasing
  • Discuss quality expectations
  • Outline expectations for subcontractor QC and supervision
  • Include mockps and associated mobilzations

 

Kickoff and Premortem

  • Communicate project risks to the team
    • Risky subcontractors
    • Schedule challenges/damages
    • Budget items
    • Material Availability
  • Prepare options to mitigate or manage the concerns
  • Create a "Master List" of all anticipated qc/qa inspections. Load into Procore.
  • Discuss role of each team member in the process

 

3rd Pary Consultants

  • Geotechnical/Special Inspections – Typically by Owner

  • Envelope – By Owner or by Brinkmann

  • Plann Review

  • Mockup Window Testing

  • Multiple Field Inspections/Insitu Window Tests

  • ADA/FHA - By Owner or by Brinkmann

    • Plan Review

    • Predrywall inspection

    • Final Building Inspection

  • Manufacturer's Representatives

    • Weather Barrier

    • Windows

Mockups

Set Expectations with Subs and Owners

  • Perform typical exterior building mockup
    • Windows/Doors
    • Weather Barrier and Flashing Details
    • Caulking
    • Try to Include all facades used on the building if possible
    • Get Manufacturer's Rep to observe install and 'sign off' on proper install procedures
    • Test the windows and completed systems using a 3rd Party Envelope Consultant
    • Document the steps and create a "Final Mockup Report" to submit as a submittal to record
  • Unit Mockup

    • Full scale unit mockup
    • Build offiste or push schedule ahead of other units
    • Owner/Architect/Consultant Walkthroughs and Sign-Off's 
    • Lock Doors
    • Specialty Flooring/Concrete/Finishes

Subcontractor Precon Meetings

  • Meeting held onsite 2 weeks prior to the start of the Subcontractor’s work

  • Utilize and modify existing pre-con templates found in the QC folder on Procore

  • Review project plans and specifications for clarification on the scope and the expectations of all parties

  • Review applicable inspections and agreeable process of completing them

  • Project Engineer to take minutes and notes. These should be distributed to Subcontractor and saved to Procore in the Quality Control folder

 

Field QC Inspections

  • Start early in installation process
  • Utilize inspection templates
  • Create observations from the inspections tool
  • Expectation is daily up to a few times a week
  • Create a phasing plan to show an area turnover

 

 

Project Punchlist / Closeout

  • Punch a Mockup with the Owner/Architect to set expectations.

  • Make sure whoever is punching the building is punching the Mockup

  • Use Observations throughout the project to minimize the punch list

  • Don't start Owner punch too early.  Need to lock doors/hallways/floors behind to avoid damaging finished surfaces

  • Avoid allowing Owner to re-walk punched areas

  • Key is to start closing items out as early as possible to avoid a rush at the end

    • Submittal Items (Warranties, Redlines, O&M’s, Attic Stock, etc.)

    • Close out deviations / fail inspections quickly

    • Start Brinkmann Internal Punch walks early. If an area is ready to walk, then we should

    • Reverify AHJ, State, City, Fire Marshall, & Third-Party inspection requirements for TCO & CO

    • Need to shift schedule discussions from mass production to specific turnover needs and plans

  • Discuss staffing plans and how roles & responsibilities will shift as personnel leave the project
