Project Punchlist / Closeout
-
Punch a Mockup with the Owner/Architect to set expectations.
-
Make sure whoever is punching the building is punching the Mockup
-
Use Observations throughout the project to minimize the punch list
-
Don't start Owner punch too early. Need to lock doors/hallways/floors behind to avoid damaging finished surfaces
-
Avoid allowing Owner to re-walk punched areas
-
Key is to start closing items out as early as possible to avoid a rush at the end
-
Submittal Items (Warranties, Redlines, O&M’s, Attic Stock, etc.)
-
Close out deviations / fail inspections quickly
-
Start Brinkmann Internal Punch walks early. If an area is ready to walk, then we should
-
Reverify AHJ, State, City, Fire Marshall, & Third-Party inspection requirements for TCO & CO

Need to shift schedule discussions from mass production to specific turnover needs and plans
